Land O' Lakes is unusual for Pasco County — a hybrid of rural-residential larger-lot properties and newer master-planned subdivisions. The older communities (1980s–2000s) like Heritage Springs, Lake Padgett Estates, Stagecoach Village, and the homes along Sunlake Boulevard and US-41 sit on half-acre to multi-acre lots, many with private wells, equestrian zoning, and HOA-free deeds. The newer subdivisions — Connerton, Bexley, Suncoast Crossings, Lake Bernadette, and the SR-54 corridor builds — are HOA-managed with ACC review like the Wesley Chapel pattern.
That split changes how we approach Land O' Lakes projects. For HOA-managed neighborhoods we handle the ACC submittal as standard. For the older rural-residential properties there's usually no HOA review at all — work goes straight to Pasco County permit. Pasco County well water can be aggressive — high mineral content, sometimes low pH — which corrodes standard galvanized fasteners faster than municipal water. We specify 304 or 316 stainless-steel fasteners on every envelope penetration as default for well-water properties, plus stainless flashing on any roof-to-wall transitions. The premium over galvanized is small; the lifespan difference is decades.
Will you handle the ACC submittal for Connerton, Bexley, or Suncoast Crossings?+
Yes — same process as Wesley Chapel master-planned communities. Each of these neighborhoods has an Architectural Control Committee with material/color/profile guidelines. We package the ACC submittal (project description, manufacturer cut-sheets, color samples, elevation drawings for larger scopes) and work with the management company to track approval. Typical ACC review for Land O' Lakes communities: 2–5 weeks.
Do you install impact windows in Land O' Lakes?+
